September 2026 retrospective
Miami-Dade County added two online submission options in the final week of September. Its Department of Regulatory and Economic Resources portal says Cut & Fill applications became available online September 25, 2026, followed by elevation-certificate submissions September 28.
For elevation certificates, the portal identifies building permits carrying hold 108 for the under-construction certificate or hold 186 for the final flood-program certificate. The county provides a dedicated submission link and a short instructional video.
What project teams should check
The portal also includes instructions for the Cut & Fill workflow. Its intake categories matter: environmental applications and municipal building-permit plans that require county approvals have different submission routes. Project teams should use the category appropriate to the specific application rather than selecting a familiar department name.
For permit coordinators, a practical next step is to update the project checklist with the correct online route, identify the permit and applicable hold, and keep the submission confirmation with the project record. The portal’s status search can help with follow-through after uploading.
The September notices establish that these online channels are available. They do not promise a shorter review period, waive required documents or establish automatic approval. An upload should therefore be followed by a check that the application or certificate has been received and routed correctly. Confirm any unresolved hold with the reviewing office before treating that stage of the permit process as complete.
